Research Driven Real Property Investment
Lionstone’s investment strategy is to compile quality research, define a specific area of opportunity (the “niche”), target the niche, understand the niche thoroughly, raise discretionary investment capital, execute flawlessly and become the buyer of first-choice. These niches are national, can accommodate large sums of capital, and offer opportunity over the long term.
Lionstone’s research is focused on locations where demand is greater than supply and where capital may have difficulty accessing the opportunity. Despite the simplicity of this concept, execution is extremely complex. Each strategy is incubated for several years, tested with actual investments and then expanded as staffing and capital permit. Lionstone currently has two strategies in full execution, and always has one in incubation.
Management
Tom Bacon, Dan Dubrowski, and Glenn Lowenstein have now worked closely together for over 15 years. The principals as a group make all investment and all major execution decisions. Their perspectives differ, based on unique individual skills. Their commitment and trust is deeply set based on a shared institutional background. Supporting the principals at Lionstone are the industry's top real estate professionals. The firm plans to remain privately owned.

Lionstone seeks to buy $10-$70 million office assets located among excellent retail amenities with scenic views of water or mountains, or adjacent to specific industry concentrations. The location of these assets is a more important investment criteria than the age of the building, leasing structure, or credit quality.
